When your house goes up for sale, your immediate goal and focus should be on getting qualified buyers inside your house. Period. Worry about everything else later. Concentrate now on whatever bells and whistles you need to employ that will entice buyers to enter your house. Because few buyers are going to make an offer on a house they haven't seen in person. So every letter you send, every advertisement you place, every photograph you take, every phone call you answer should all be directed toward driving traffic to your house. After all, you can't pull a fish inside the boat if it hasn't swallowed the hook.

Smart sellers develop a comprehensive marketing plan, which is artfully crafted to pull in buyers and agents. Whether your real estate agent markets your home or you intend to sell it yourself, you should figure out which marketing tools are best suited for you and your neighborhood real estate market.
