Common Seller Disclosures

Many home sellers wonder: "What do I need to disclose to a home buyer? What is a material fact?" The rule of thumb is if you wonder about a specific issue or item, then odds are it should be disclosed. Another way to answer the question is to put yourself in the shoes of the home buyer. Ask yourself if you would feel ripped off or manipulated if a seller withheld that information from you. Would you want to sue? If the answer is yes, then you most likely should disclose. However, some disclosures are required and some are against the law to disclose. Do you know the difference?
