Home Sellers' Biggest Mistakes

In a falling real estate market, home owners can't afford to make home selling mistakes, but many Multiple Listing Services are populated by such tragedies.

Some of the worst examples involve listings where it's obvious the agent couldn't be bothered to get a key and go inside. My favorite was the listing with six photos of the new electrical box. Close-ups and photos shot from various angles showcased this newly wired rectangle. Now, even if a buyer knew what an electrical box looked like -- and many don't -- if the best photo you have to describe the property highlights an updated electrical box, nobody is going to look twice at this listing.

There is no single magical element that sells a home these days. It's a combination of marketing efforts that moves property. If sellers mess up one element, they might be doomed. Because buyers are looking for an excuse -- any excuse -- to wipe that listing off the inventory list. They want to concentrate on the cream-of-the-crop listings.
