Roof Certifications Give Home Buyers Peace of Mind

Sellers who pay for roof certifications are in an excellent position to answer a buyer who asks, "What about the roof?"

Because not every house has a new roof. If your roof is older, buyers tend to worry that it will need to be replaced or that it leaks.

During one escrow, a roofing company inspected a roof and declared that it needed a complete tear off. The seller was shocked because it had been inspected a few years earlier and given a clean bill. There's a fine line involving conflicts of interest when a roofing company, which is also going to do its own estimated repairs, is inspecting a roof. Turns out this particular roofing company did not like the spacing on the first row of shingles.

The seller called another roofer to inspect the roof and to issue a roof certification. The second roofer approved the installation job and stated the roof had another 12 years remaining of effective life.
