White Knight Real Estate Agents

Some agents, whether novice or veteran, can find themselves inadvertently turning into white knight real estate agents.

These types of agents are not out to save the world. They want to save home buyers and sellers from themselves. At least that's their intention. But most unlucky recipients, if they really stopped to think about the ramifications of their agent's white knight behavior, would want to run as far away as they can.

White knight agents often act on behalf of their clients without authority. They get in the way of successful closings and, instead of helping to guide, they become obstacles and roadblocks.

Some say it's ego that causes this behavior, but it's not quite that simple. I believe they want to do what is best for their clients, but become sidetracked and caught up in the deals. Because the wise real estate agent offers advice, discloses all the pros and cons, and lets the client make up his or her own mind.

For example, a competent real estate agent would never demand that a buyer sign an arbitration clause. She would point out that some buyers prefer not to arbitrate and would suggest that a buyer seek the advice of a real estate lawyer to better understand mediation rights. But a white knight agent might say, "Sign this; it's what is best for you." For starters, I'd like to know where that agent got her law degree, wouldn't you?
