House Marketing Mistakes

When real estate times are good, even agents who make outlandishly awful house marketing mistakes are likely to produce a sale.

In buyer's markets, though, as inventory rises, it's essential for sellers and listing agents to put time, money and extra effort into marketing, because otherwise there's a good chance the home won't sell. You don't have to be a rocket scientist to figure out why. In a buyer's market, there is more inventory available for sale than in a seller's market -- often twice as much -- on top of fewer buyers.

For example, in a Sacramento neighborhood where I work, there are 177 homes on the market right now priced within $50,000 of each other that appeal to first-time home buyers. How is a buyer going to tour all 177 homes? She's not, that's how. She's going to throw out from her tours every single home that presents even the smallest reason to avoid it. Only listings that showcase homes in their best light, with the best features and the best marketing will be shown.
