Urban Real Estate Trends for 2008

Major cities are where most real estate trends begin, and urban real estate trends are changing the face of the market.

You can drive out to any suburb and look at cookie-cutter homes, but you aren't likely to see the hottest trends in those homes yet. Oh, they still sport the granite counters, stainless appliances, vaults, double doors on the master suite, media rooms and maybe a master retreat, but the cutting-edge designs are breaking ground in urban areas. If successful, those designs will find their way into mass production.

City lots, if they are situated in a prime location, are likely to be sold at a premium price. But in Sacramento, I see more infill development on cheaper land -- situated along or near freeways and busy corridors. Since land values are worth less in those areas, often developers compensate for the location by putting more money into the structures themselves.
