How to Find Short Sales

Sometimes buyers are finding short sales, even when they don't want to find them.

That's because not all short sales are clearly advertised as such. There is hidden jargon in the verbiage that will tell you if it's a short sale, but it's not always easy to figure out.

I am working with a couple buyers right now who cannot buy a short sale. That's because they can't afford to wait for a lender to respond, plus they are using the Nehemiah program, which means they need the seller to credit them 6%, and there are very few short-sale lenders willing to do that. It seems that almost every listing they ask to see is a short sale.
