When a seller questions why I need to list his home to sell it, I explain that my advertising will draw buyers. It's not like I have a pile of buyers up my sleeve or waiting in the back alley to buy that particular home. Besides, most of my buyers find a home fairly quickly once I start looking.

As long as agents explain buyers the agency agreements it shouldn’t be a problem if the listing agents shows their own listings. Some companies don’t allow dual agency so if the buyer understand this, the agent can work for them filling the contracts.
It works for me!
