What is Procuring Cause?

In an ideal real estate world, procuring cause never happens.

Procuring cause doesn't happen in an ideal world because in that fictional real estate society, every single home buyer will have singled out a perfect real estate agent, happily toured homes, written a winning offer and finally bought that perfect home through that perfect agent. But nothing works that way in real life.

Sometimes an agent just happens to be in the right place at the right time. Unfortunately, that agent who was in the right place at the right time might be only one of many agents the buyer has worked with, so when the time comes to get paid, the line for that commission check winds around the block.
