Most home sellers don't know how to do a short sale much less how to choose a short sale agent.
A few months ago, a real estate agent in southern California called to ask if I would consider taking on his referral who needed to do a short sale in Sacramento. He said he researched all the short sales agents in town and decided I was the best. It was kind of boring listening to him trying to butter me up, so I interrupted and said I do not pay referral fees to another agent for a short sale. Sometimes, I'm lucky if I make any money at all on these time-consuming short sales. Well, then, he sputtered, he wouldn't refer his client. He would have to look for another agent. Because I guess his client suddenly didn't deserve the best agent in town after all. Well, you cant blame the guy for trying, right?
But, if you get a referral, and in the end it means a profit, why not pay out for it?
Because a short sale is too much work and fees get cut as it is. I actually lose money when negotiating some short sales, so there’s not enough left in the transaction to pay out a referral fee.
The people are loosing their moral while becoming modern. The society needs to be attentive that moral value.
