How to Get Feedback from Home Buyers

One of the frequent questions I hear from readers is "Why isn't my house selling?" Sellers who don't receive an offer are often panicked and worried about what can be done to improve the chances of selling. Few would be asking this question, however, if sellers were to obtain buyer feedback when the home goes on the market and throughout the showing process.

Getting feedback is like getting free marketing advice that money can't buy. It's more than asking: "What did you think?" But that's a good start and a question that many sellers (and their agents) don't ask buyers. For some reason, they generally let buyers traipse through and then thank them for coming, when right after the showing is an excellent time to gather opinions. It's the best way to find out what buyers like and did not like about your house, especially early in the listing, when you have time to accentuate the positive attributes and play down or mitigate the negative complaints.
