Getting Comps from Listing Agents

Rural and small city listing agents often work differently than listing agents from large metropolitan areas.

A rural listing agent might be so used to doing business in a certain fashion with a particular type of client that the agent might not even realize that other listing agents don't work the same way. For example, if a seller called a rural listing agent and asked for comparable sales, the comps would most likely be known to everybody within a 20-mile radius and not much of a secret. That type of seller would probably get a different type of response from a listing agent than a seller who lives in a major city.
