I try to warn my sellers about checking on the rates for vacant home insurance, but they have so much other stuff to think about, insurance tends to get pushed to the back burner.
They think it's not a big deal because nothing ever happens to their home. That's because they've been living in it. Once a home has been vacated, thugs and vandals look at it differently. Then it becomes a target, and it doesn't seem to matter if home is located in a nice area or not; if it's empty, it's a target.It seems like almost every month some criminal swipes an AC unit from one of my vacant home listings. Many insurance policies don't cover this kind of theft. So, just because you have a homeowner's policy does not mean you are protected.
